What is Hard Money? Hard money refers to private money loans generally utilized by real estate investors for quick purchase and rehab of real estate. All loans are secured by a mortgage deed of trust to protect the lender and the borrower. These loans allow up to a 65% loan to value ratio off of the ARV or After Repaired Value of the property. If there is enough equity in the property , you can obtain enough money for the acquisition, closing and rehab costs, making it a true 100% NO MONEY DOWN DEAL. These loans have higher origination fees and interest rates because of the risk involved for the lender
